Savannah was established as a British Colony in 1733. Much of what you see today is due to the tireless preservation efforts that began in the 1950's with the Historic Savannah foundation. If you are looking for a home that you wish the walls could talk, or a home with modern amenities that seamlessly blends in with the neighborhood, you will find both here.
There are five Designated Historic Districts (or 13 depending on who you ask.) Savannah has the largest Landmark Historic District in the United States. Yes. Bigger than Charleston, Boston or Philadelphia. That is why many history lovers come here to visit and then stay.
The five main Historic Districts are: The Landmark District, The Victorian District, Cuyler- Brownsville, Ardsley Park- Chatham Crescent, and Gordonston. Outside of these districts are also many charming neighborhoods with a variety of home styles. Colonial, Rowhouse, Bungalow, Foursquare to Mid-Century Modern. There are even ultra modern townhomes and condominiums.
It is helpful to look at what is most important to you. Is it the style of home? Is it proximity to nightlife? It is walkability to school or work? Each neighborhood has a different feel with lot size and parking. If you are looking for a pool and a garage, it may be better to look from Ardsley Park south. If you want the community of a building, then search closer to the river. Is this your primary residence or a vacation home?
Savannah has very strict Short Term Vacation Rental (STVR) Rules. You need an agent like myself to navigate this, if this is of interest to you.
In 2017, the City of Savannah enacted strict rules around STVR's. An STVR is defined as a property that can be rented 30 days or less. There is a designated area, which roughly comprises the Landmark and Victorian Districts. (See the Wards map below left.) Only 20% of the property in these areas can be granted a permit. No neighborhoods outside of this will be granted a permit, ever. If you are concerned about buying in an area that has heavy rental turnover, know that Savannah has been regulating this for many years. It also means that it is difficult to almost impossible to get a new permit. Buying a property with a permit is your best bet, if this is important to you. Rentals of 31 days or longer are allowed in all areas of the city.
